MONTGOMERY COUNTY MARYLAND NEW CONSTRUCTION JUST WENT GREEN

MONTGOMERY COUNTY, MARYLAND NEW HOMES - NEW ENERGY STAR MANDATES

If you’ve bought or sold real estate in MD and Northern Virginia as a consumer or a real estate agent, you know two things: 

1.  The Montgomery County, MD Contract of Sale is the longest in the area.  Disclosure is comprehensive.

2.  Montgomery County Maryland would be the first area to legislate GREEN.  It happened yesterday.  In sweeping and truly revolutionary legislation Montgomery will require that New Homes, single family detached and town homes constructed in the county must meet Energy Star standards.

These Energy Star Standards consumer about 15-30 percent less energy than under current guidelines.  It must be noted that many builders in the Montgomery County market have already implemented these guidelines in their new home construction.                      

These mandates will add an estimated $2,000 to $20,000 to the cost of a home constructed under the Energy Star Guidelines.  Since the average cost of new construction for a single family detached home in Montgomery County is about $1,545,843, the added construction costs is, to many new home buyers, a small price to pay for continuing energy savings.

YES!  3% Down loans are available with FHA Financing.  BUT, THAT’S NOT ALL.  If you qualify, you may be able to obtain DOWN PAYMENT ASSISTANCE from the Down Payment Assistance programs offered by the Nehemiah Program.  Wait!  There’s more.  With FHA Financing, you may receive up to 6% closing cost assistance from the Seller.  Of course, the seller must be willing to make this contribution to you.  In today’s real estate market, our buyers are negotiating contracts with helpful closing cost contributions to help our buyers with costly closing costs. 

ENTER FHA MORTGAGE FINANCING.  Just in time, the loan limits for FHA insured mortgage loans will help many home buyers obtain financing at a reasonable cost.  The new loan limit for FHA is $729,750.  In some areas of Maryland the loan limit is less.

KING FARM HOMES IN ROCKVILLE, MONTGOMERY COUNTY, MARYLAND

KING FARM, LUXURY HOMES, WALKING TO SHOPPING, WALK TO THE PARK, WALK TO METRO.

YES, walk to METRO from King Farm.  There are not many communities within walking distance of the Shady
Grove Metro.  But, for owners of homes in King Farm, the 1/2 mile walk to Metro adds value to their home.

KING FARM, a residential community in Rockville, Maryland.  Remember the “King Farm” barn?  For many years, as we drove along Rockville Pike we would see the big white barn with “KING FARM” painted on the roof visible from the road.  Year after year as residential developments came to the area, we knew it had been permitted for a PUD, Planned Unit Development and just waited and watched.  Then in about 10 years ago, the first signs of
construction went up with a couple of construction roads, a few sales trailers and some pathways and
landscaping and King Farm was selling.  The homes were “different”.  They were deceptively large on small
lots with the 2 car garage in the back of the house and the entire lot with the exception of the driveway was
fenced.  YES, white picket fences.  King Farm has the “feel” of a small town. 

Home in King FarmKING FARM OFFERED QUALITY FROM THE BEGINNING.   Builders recognized for quality, well designed homes with style and variety of floor plans made showing homes in King Farm a pleasure. The original builders,  Stanley Martin, K.Hovanian, Churchill Group and M/I Homes offered model homes as quickly as possible and there was the popular “Model Home Park” with a model home for each builder. 

The first homes in King Farm were detached single family home models with spectacular interiors and since King Farm is a high density community with small lots, the first homes were clustered on a block where buyers and agents could easily walk to the models and spec homes under construction by the builders.  Prices were about $400,000 for the first detached single family homes.  The first town homes were priced at about $225,000 and the original condominium homes were in the $175,000 range. 

Today, Condominium homes sell for $350,000-$500,000.  The Town Homes sell for $550,000-$700,000 and detached single family homes sell for $750,000 to the high $900K ranges.  Prices have more than doubled
since construction began.

Prices are stable, but the average home price as a percentage of the list price is 92.42%.  That means that the buyers agent has negotiated a price of about 92% of the list price.  That’s our job.  To get the best price for you for your home of choice. 

What’s involved in negotiating a good price for our buyers?  For one thing, knowing the market.  Looking at a lot of homes and studying the recently sold prices to on top of the recent appraisals.  Unrealistically low prices don’t usually result in a sale, but a well considered offer with supporting SOLD data to justify an offer is likely to result in a good price for our buyers.  Experience county.
